Emeryville Real Estate Market Report: December 2017

A year-to-year comparison of the Emeryville Real Estate market shows that overall sales stayed fairly steady. There was a slight uptick in sales and an increase of the median sales price. Average days on market were a bit lower in 2017.

In 2016, a total of 176 listings closed with a median sales price of $495,000 and an average 21 days on market.
In 2017, a total of 181 listings closed with a median sales price of $525,000 and an average of 20 days on market.

It is still a seller’s market with low inventory. If you decide to sell in 2018, you can expect multiple offers.


December 2017 by The Numbers:

 


Types of Homes Sold:

The number of homes sold for December increased from 8 to 12.

Studios & 1 Bedroom Homes:
The number of 1 bedroom and studios sold increased from 6 to 9.

2 Bedroom Homes:
The number of 2 bedroom homes sold increased from 2 to 3.

3 Bedroom + Homes:
There were no single family homes sold in December for the third straight month.


Median Sales Price vs. Median List Price:

Both Median Sales price and Median List price increased in December with the sales price increasing from $506K to $567K and the list price increasing from $596K to 567K.


Average Days on Market:

The Average Days on the Market for Emeryville homes decreased from 33 to 31.5.


Sales By Location:

For purposes of identifying sales by location, we have divided Emeryville into four geographic areas.

North Emeryville: 3 Homes Sold.
South Emeryville: 2 Homes Sold.
East Emeryville: 4 Homes Sold
West Emeryville: 3 homes Sold
