E’ville Biz: East Bay Transit Center announces two leases, Bolt Threads Launches Consumer Product, Hackman acquires sixth Emeryville Property

Wareham’s nearly complete EmeryStation West (dubbed the East Bay ‘Transit Center’) has landed their first tenants. South San Francisco based Profusa has signed a ten-year lease to occupy 18,000 square feet or about half of one of its seven floors. In addition, biopharmaceutical company Dynavax Technologies has announced plans to occupy the sixth and seventh floors of the building. They are both expected to move their operations during the first half of 2019.

Hackman Capital recently acquired a 5-building portfolio in Emeryville that included the Adobe building on 53rd as well as the “Jellybean Square” building at Hollis & 64th. They have also recently acquired a sixth building at 1300 64th Street currently occupied by Sheet Music Plus among other tenants.

Bolt Threads, who bioengineer sustainable materials including fabrics, have developed a leather substitute that is synthesized from a mushrooms root structure called “Mycelium”. They have partnered with Portland based bag manufacturer Chester Wallace to launch a kickstarter campaign to fund their Mylo brand driver bags with a $400 pledge.


Hackman Capital Partners Expands Toe-Hold in East Bay with Purchase of 6th Building in Emeryville

Hackman Capital Partners, LLC, a Los-Angeles based real estate investment and operating company, announced today the purchase of 1300 64th Street in Emeryville, California. The property, which includes a 25,138-square-foot building and off-street parking lot, follows on the heels of the company’s acquisition of a five-building portfolio, known as Emeryville Exchange, in June.

Profusa Leases 18,000 SQFT at Wareham’s EmeryStation West

Wareham Development announced that it has executed a lease for a portion of its newly constructed 265,000 square foot EmeryStation West laboratory/office/transit project at its EmeryStation research campus in Emeryville.

Profusa, Inc., which will be relocating from South San Francisco, has taken approximately 18,000 SF over a 10-year term. They will occupy half of the 4th floor of the building with a planned move-in late 1Q 2019.

Wareham Development announces more new leases in Emeryville and Berkeley

Wareham Development announced that it has executed a lease for 75,000 square feet over two floors of the newly-constructed 265,000 square foot EmeryStation West laboratory/office/transit project at its EmeryStation research campus in Emeryville.

Dynavax Technologies, Inc., a long-time tenant of Wareham Development, plans to move its 41,000 SF headquarters in Wareham’s Aquatic Park Center campus at the 2929 Seventh Street into a new 75,000 SF office and laboratory on the sixth and seventh floors at EmeryStation West in late 2Q 2019.
