Emeryville Real Estate Market Report: August 2015

The Emeryville real estate market summer season ended in August with 20 homes sold, the most in one month for the typically busy selling season. Overall list prices in August went up about 9%, with a median of $412,750 from $379,000 in July. The median sale price also went up 18% at $437,500 from $370,000 in July.

Number of Homes Sold: June – July – August


Studios: There were three studio homes sold in August, ranging in size from 470 square feet to 565 square feet. Sales prices of these homes ranged from $259,000 to $300,000, with an average of 5 days on the market.

One Bedrooms: Nine out of the 20 homes sold were one bedrooms, ranging in size from 470 square feet to 1,391 square feet. Sales prices of these homes ranged from $272,000 to $645,000, with an average of 12 days on the market.

Two Bedrooms: Eight of the 20 homes sold were two bedrooms, ranging in size from 918 to 1,572 square feet. Sales prices of these homes ranged from $390,000 to $788,000, with an average of 15 days on the market.


SPOTLIGHT HOMES OF THE MONTH:

This month’s spotlight homes are the two most expensive townhomes sold in August. Both have two bedroom, two and a half baths and sold for a significant amount over asking – one at 21% and the other at 16%.

1537 Brunswig Lane is a contemporary style, two-story townhome located at Bay Street One, steps from shopping and dining. The home is an end unit with no other homes above or below. It is 1,464 square feet with 2 bedrooms, 2.5 baths and engineered wood flooring on the main floor. Because it is an end unit, there is a larger patio and extra windows allowing for a lot of natural light.

1537 Brunswig Lane was listed at $649,000 and sold for $139,000 (21%) over asking at $788,000.

Bay Street One is comprised of 95 two-story townhomes and sits directly atop of the Bay Street shopping center. It was built by Regis Homes and was part of the original Bay Street Emeryville project that won an award for Best Mixed Use Development project in 2007. The community has a parking garage, controlled-access and a shared courtyard.

13 City Limits Circle is a three-story, 2 bedroom, 2.5 bath townhome located in the City Limits development. This particular home sits along the Emeryville Greenway, a bicycle and pedestrian corridor that runs through Emeryville. Features of this home include an attached one-car garage, open main living floor, plus two master bedrooms on the third floor.

13 City Limits Circle was listed at $649,000 and sold for $750,000 – a whopping $101,000 (16%) over asking.

City Limits is a 92 townhome development, located on the Oakland – Emeryville border. It was designed by architect, Kava Massih and built by Pulte Homes in 2005. Each home has it’s own private and attached garage, plus finishes that include: stainless steel appliances, bamboo flooring and granite slab countertops.

Area C (West of i80): 1 studio, 2 one-bedroom and 3 two bedroom homes, for a total of 6 sales.
