The Emeryville real estate market was picking up some steam in March, but slowed down a bit in April. There were decreases in the median sales price and the number of homes sold, plus an increase in the average time on the market.
On the upside, homes continued to sell over asking, although median sales prices decreased from $540,000 in March to $485,500 in April with an average of 19 days on the market. The number of homes sold also decreased from 15 in March to 10 in April. This year, there have been a total 45 homes sold versus 38 during the same period in 2015.
Studios
There were two studio homes that sold in April. Sales prices were $320,000 and $530,000. These studios were 432 and 893 square feet, respectively and were on the market for an average of 5 days. A total of nine studio homes have sold this year compared to three from January through April in 2015.
1 Bedroom Homes
Three homes sold in April were 1-bedrooms, ranging in size from 622 to 965 square feet. Sales prices of these homes ranged from $352,000 to $615,000, with an average of 11 days on the market. The median sales price decreased from $518,000 in March to $469,000 in April. This year, a total of 22 one-bedroom homes have sold, compared to 19 the same time last year.
2 Bedroom Homes
Five 2-bedroom homes sold in April. They ranged from 642 square feet to 1,823 square feet with sales prices from $320,000 to $789,000 and an average of 31 days on the market. The median sales price decreased 8.3% from the previous month to $710,000. So far this year, a total of 14 two-bedroom homes have sold, compared to 16 in January through April of 2015.
